NOTE: Review Per Lead The proposed project consists of the interior and exterior renovation of an existing 132 room Hotel, the Marina International Hotel. The project is 81,924 sf in size and consists of 2 existing 3 story guestroom buildings at a maximum height of 42 ft and 5 bungalow buildings at a maximum height of 22 ft, over a single-level underground parking. The proposed project entails the renovations to the interiors and exteriors of the existing structures, the subterranean parking garage, and outdoor and landscaped areas. Renovations will result in a reduction of the occupancy of the hotel, from 132 to 125 rooms. Increase to existing building square footage is not proposed, however, landscaped areas would increase from 4,626 sf to 5,511 sf. The proposed project construction activities would occur over a period of ~52 weeks, beginning in June 2010 and ending in June 2011. The project also includes an Option to Amend Lease Agreement for the subject Parcel 145, to be approved by the County Board of Supervisors prior to initiation of the proposed rehab work at the site, and necessary discretionary and non-discretionary action such as the issuance of construction permits, a conditional use permit, and a coastal development permit.
