Description

NOTE: Extended review to end on 8/5/10 The project consists of a vesting tentative subdivision map to subdivide 32.43 acres into 16 lots. The 16 lots are proposed to range in size from 1.0 to 4.36 acres. Pursuant to the development standards of the LDR/2.5 zoning district, site development shall not exceed a maximum gross density of 2.5 acres/units. The proposed 5 affordable units, qualifies the project for a density bonus, which would allow the development of 18 residential units on-site. Primary access would be provided via an existing connection to North Prunedale Road, i.e. Oak Trail Road, which will serve 13-market rate, lots. Oak Court will serve an ingress and egress for the five affordable units on lots 14 and 16. An emergency access road connects Oak Trail to Oak Court via a gate to provide access through the Prunedale Christian Academy/Calvary Community Church to North Prunedale Road.
