- Annexation of the Johnson Rancho and Hop Farm Properties
- Description
- The proposed project is primarily composed of the Johnson Ranch Property, the Hop Farm Property, and the five Wheatland Parcels. The five Wheatland Parcels, which total 14.0 acres, have been included in the proposed annexation boundaries so as to avoid the creation of county "islands." Prezoning of the Johnson Rancho and Hop Farm portions of the site to Planned Development (PD) District is requested and prezoning of the Wheatland Parcels to Low-and Medium-Density Residential and Commercial. In addition, General Plan Amendments are requested, including redesignating the Urban Reserve land use to the following General Plan land use designations. Very Low Density Residential (VLDR), LDR, LMDR, MDR, EMP, COM, PUBLIC, PARK, and School. Because the General Plan Land Use Diagram does not include a VLDR designation, as part of the General Plan Amendment, a new VLDR designation is needed. In addition, the General Plan Circulation Diagram will be amended. The proposed project would include the development of up to 14,396 dwelling units. Development of the project would include other land uses as well, such as Employment/Office, Commercial, Civic Center, Elementary and Middle Schools, Parks and Open Space, and a potential hospital.
