Description

The project proposes a rezoning of an existing office/light industrial site from Limited Industrial-Transit Overlay Zone (ML-T) to a Planned Community (P) zoning district, which would allow for the development of the site up to a floor-area-ratio (FAR) of 1.0. The increase in FAR would allow for construction of up to 680,132 sf of office space, which would be an increase of ~496,072 sf over the existing 184,060 sf of development on the site. The project proposes to demolish three existing one-story attached buildings and would construct up to three detached office buildings (two six story buildings and one eight-story building), up to two parking structures (one one-story structure and one two-story structure), landscaping, and other site improvements. The buildings may be constructed at the same time or in phases.
