- The three parcels which make up the project site are located on former railroad right-of-way. The proposed project involves a General Plan Amendment to a designation of Commercial-Low Density General and a Zone Change to the Commercial (C-3) Zone that would permit office/commercial uses at building heights up to 45 feet and a maximum Floor Area Ratio 2:1. In addition to the rezone and General Plan redesignation for all three parcels, which would allow for development of commercial/office uses on all three, development of a three-stroy, 42-foot high, approximately 90,000 sf commercial/office building with a three-level subterranean garage accommodating 274 parking spaces is proposed for the property at 9848 Wilshire Boulevard.
