Description
The proposed project would demolish the existing building and parking lot and construct a 14-story, 130 ft tall residential-commercial building with ~2,742 sf of ground-floor commercial space, up to 117 dwelling units on the upper floors, and a 3 level, subterranean garage with up to 46 independently accessible or 101 valet-service residential parking spaces. The new building would be ~168,194 sf of which 122,073 sf would be residential, 2,742 sf would be commercial, 29,343 sf would be occupied by the 3 level subterranean parking garage, 5,139 sf would be residential circulation space (hallways, stairways, etc.), 2,608 sf would be amenities (a fitness center, mail room, and bicycle parking), and 6,289 sf would be mechanical space. The gross floor area of the project subject to the Floor Area Ratio (FAR) limit would be 97,860 sf. The proposed project required rezoning the site from C-M (Heavy Commercial) to C-3-G, Conditional Use Authorization, Transfer of Development Rights, exceptions and a Variance from Planning Code requirements. In addition, the rezoning of the project site requires approval by the San Francisco Board of Supervisors.
