Description

The proposed project includes: a) Change the General Plan Land Use designation from Commercial Recreational to Single Family Residential, two-to-four dwelling units per acre; b) Change the Zoning designation from CR to RS-3; c) Change the Coastal Specific Plan's primary land use designation from commercial recreation to single-family residential; d) Subdivide the existing 1.41 acre parcel into 4 residential lots with a minimum lot size of 14,000 sf each; e) Conduct ~4,028 cy of grading to accommodated the construction of 4 single family residences, which includes 1,957 cy of cut and 2,071 cy of fill; f) Height Variation Permits to exceed the 16' building height requirement for the 2 lots closest to Sea Cove Drive; and, g) a Variance to allow the four lots to have a lot depth of 93', which is less than the 110' lot depth requirement.
