Silva Estates Project
Description
The project consists of 4 components to facilitate the subdivision of approximately 93 new single-family residential lots: 1) Certification of an Environmental Impact Report (SCH#2006072118) as adequate environmental documentation for the project; 2) Prezone the project site and adjacent annexation areas to R-1(Single-Family Residential); 3) Annexation of the project site and adjacent properties (approximately 88 acres) to the City of Manteca; 4) Subdivision of the 24 acre parcel into 93 single-family residential lots and a portion of a park/storm drain basin. The proposed subdivision will extend Pagola Avenue, located on the north side of Woodward Avenue and will be the primary entrance to the subdivision. The subdivision provides for the future development of the parcels into the west, south, and east by providing stubbed street at each end, and the ability to expand the proposed 2.59-acre park/storm retention basin. The project includes annexation of adjacent parcels currently located within the San Joaquin County jurisdiction APN's:226-180-15 & 16, 226-180-05, 224-022-01 to 03, and 224-022-05 & 06. There are no development proposals for these properties at this time. Future development of adjacent properties will be reviewed and analyzed for conformance with various City requirements including the required environmental review pursuant to the CEQA.
