- Gospel Outreach Church Phased Final Map Subdivision/Planned Unit Development/CUP/SP
- Modification to a previously approved Conditional Use Permit (CUP-05-15) which authorized the construction of a church and school building on an R-1 zoned parcel. The original Use Permit was approved in association with a phased subdivision, Planned Unit Development (FMS-05-08 / PUD-05-02), and the blanket Special Permit (SP-05-102). Phase 1 of the subdivision is complete and resulted inn the merger of 4 parcels and re-subdivision into 2 new parcels: an ~14,814 sf parcel that is developed with an existing single-family residence and detached garage (Parcel 1) and an ~3.2 acre parcel (Remainder) that is currently being developed with the 2 story ~13,485 sf church and school building. Phase 2 is nearing completion and will divide the remainder into 13 parcels. NOTE: the proposed modification involves the development of 2 appurtenant signs on the remainder parcel, which will identify the name of the Church and the time of Sunday service. One 30 sf monument sign is proposed to be installed onto the southwest stucco wall of the church building. Both signs are proposed to be lighted using external illumination (no internal illumination is proposed). During review of a similar project (CUP-01-26; Seventh Say Adventist Church), the Planning Commission previously determined that signage appurtenant to Quasi-Public Uses (including churches) to be permitted with a Use Permit in the R1-Zone.
