- Description
- The subdivision of a +/- 21,798 sf parcel into two parcels of +/- 6,700 (net) and +/- 11,000 (net) square feet. The parcel is currently developed with a small house and shed, both of which will be removed as they sit on the proposed parcel line. Proposed Parcel 2 will gain access off Beechwood Drive, a public road, via a 20' wide flag utilizing the lot frontage exception §325-9 of the Subdivision Regulations. Proposed Parcel 2 will be allowed to have a reduced frontage per §3602 of the ECP and §314-22.2.5, HCC, wherein lot widths may be reduced up to 20% under the Density Bonus allowance for keeping development out of the GO areas. Future homes will be served by public water and sewer. This project includes mitigation for potential traffic impacts to the Walnut Drive/Hemlock Street intersection.
