- Olive Ranch Subdivision (PSUB T20040308)
- Description
- The California Department of fish and Game is executing Lake or Streambed Alteration Agreement number 1600-2012-0057-R2 pursuant to Section 1602 of the Fish and Game Code to the project applicant, Ashley Feeney. The proposes project is the subdivision of a 15-ace property into 12 single-family residential lots, two open space lots, two landscaped lots along Oliver Ranch Road, and a fire access road lot. In addition, a trunk sewer to serve future development an access road with a cul-de-sac, water, sewer, and other infrastructure are within the project plans. A road crossing of an unnamed tributary of Miner's Ravine will be accomplished by placing a 33-inch by 49-inch arched culvert in the intermitted drainage, backfilling the voids along the sides, and covering the culvert sufficiently to install a road above. The culvert itself will be a horizontal, elliptical, reinforced concrete pipe. It will have equivalent hydraulic capacity to a 36 inch diameter circular pipe. This elliptical design is necessary to provide sufficient in-road clearance for sewer and water main crossings. Detention is not required and is not part of the project. For this reason the culver is sized to pass slightly more flow than calculated for the 100-year storm event. Placer County standards require culverts with flow velocities greater than six feet per second to have inlet and outlet erosion control protection. The two open space lots will surround the creek and associated riparian zone; the area includes all of the preserved wetlands.
