Description: 1. A Community Plan Amendment and corresponding Rezone from Residential Density-4 (RD-4) to Residential Density-7 (RD-7) for 1.8 +/- acres. 2. A Tentative Subdivision Map known as "Terrence Oaks Estates" to create 12 single-family lots from 1.8 +/- acres in the RD-7 zone. 3. Special Development Permit to allow the project to be served by a private drive to deviate from the required lot area, width, and frontage requirements for the RD-7 zone and to deviate from the development requirements for single family lots by reducing the required front yard, side yard, and rear yard setbacks for the proposed residential structures. 4. An Exception from Title 22, 110.070(d) to allow lots to have a lot depth less than the required 95 feet. 5. An Affordable Housing Plan consisting of the payment of in-lieu and affordability fees.
