High Density Residential General Plan Amendment and Rezone EIR
Description
The project has two main components: a General Plan Amendment and Rezone. The proposed project analyzes 13 sites (A, B, C, D, E, F, G, H, I, J, K, and M) for a General Plan Amendment from various land use designations to the High Density Residential designation. This project also includes a General Plan Land Use Element text amendment to (1) require 5.5% of the overall acreage (200 acres x 5.5% = 11 acres) within the South Pointe Policy Area to be designated for high density residential uses and (2) to require that 15 acres of Site F be designated for High Density Residential uses. The project would also rezone sites A, C, D, E, G, H, I, K, L, and M to the RD-20 (residential, 20 units per acre) zoning designation. Sites B and J would be rezoned to RD-30 (residential, 30 units per acre). Site F would not be rezoned as part of this project. Additionally, an amendment to the East Elk Grove Specific Plan (EEGSP) would be required for Site M to allow high density residential uses within the EEGSP and to indicate that 15 acres of Site M would be changed to the High Density Residential land use designation.
