- The project involves a proposed rezone from RIA-PD (Low Density Single-Family Planned Development, 10,000 sf minimum lot size) to RIC-PD (Maximum Density Single-Family Planned Development, 6,500 sf minimum lot size) and a tentative subdivision map to create a 60-lot single-family subdivision. The residential lots will range from 6,500 gross square feet to 12,563 gross square feet. The proposed street circulation system will continue Ayers Lane and Amador Avenue eastward. Cedar Flat Avenue will connect on the north side of Deadman's Gulch (south branch) to the subdivision. A pedestrian/bikeway along the Deadman's Gulch (south branch) frontage will also be constructed.
