Description
Minor Subdivision of a 10.0-acre parcel into four parcels and a remainder, each 2.0 acres in size. The undeveloped parcel is located at the terminus of Ocean Heights Way, off of Ocean View Drive. The General Plan Land Use designation for the parcel is RR (1/2) (Rural Residential - one dwelling unit per two acres) and the zone designation is RRA-2-C (H) (Rural Residential Agriculture - two acre minimum lot size with coastal hazard conditions). The subdivision is subject to the County's hillside development criteria, which includes thirty foot building setbacks from all property lines, the establishment of a 20,000 square feet of potential developable area and restricted development on lands over thirty percent prior to grading. All parcels will be served by conventional on-site sewage disposal systems and will be connected to the Smith River Community Services public water system. A separate boundary adjustment is concurrently being processed with the subdivision.
