Description

Demolition of an existing single-family dwelling, and the construction of a new, one-story over basement single-family dwelling (6,065 sf of residential floor area) with attached garage (864 sf), detached accessory living quarters (864 sf of residential floor area), and swimming pool and spa, providing nine on-site parking spaces, on an approximately 43,267 sf hillside lot located in the RE15-1-H Zone. As proposed, the project requires a Coastal Development Permit for the proposed construction and use, and Zoning Administrators Determinations to waive the requirement for public right-of-way improvements along the property's frontage, public right-of-way improvements from the property to the edge of the hillside boundary, and to permit the continued use and maintenance of a maximum 13'-8" in height retaining wall and chain link fence within the required front and side yard setbacks. The project will also result in hauling of a total of approximately 3,640 cubic yards of dirt.
