Campus Bay Residential Project and Proposed Master Planned Community Corresponding Zoning, General Plan and Specific Plan Amendments
Description
The project sponsor, Cherokee Simeon Venture I, LLC, proposes to construct a master-planned residential community with a small restaurant, associated parking areas, open space and infrastructure. The residential component would include approximately 1,330 units in buildings ranging from three to eighteen stories on the approximately 63.5 acre project site. Building heights would range from approximately 40 feet to 200 feet. Approximately 2,660 parking spaces would be provided and located within podium level parking structures, partial subterranean garages, attached and "tuck-under" garages, and on-surface parking areas, including on-street parking on proposed local streets throughout the site. A 5,000 square foot restaurant pad with 50 parking spaces would be located on the project site at the corner of S. 49th Street and Harbor Way, a new roadway proposed by the project. The project may also include fitness, daycare, and meeting room facilities for residents. An existing office building would be demolished as part of the proposed project. The proposed project would require a General Plan Amendment, Specific Plan Amendment, Harbor Gate Redevelopment Plan Amendment, Rezoning to a Planned Area (PA) Zoning District, a Tentative Subdivision Map and Final Map(s), and Design Review. The applicant is also requesting a Development Agreement/Owner Participation Agreement. The project would construct housing on the southern portion of the Campus Bay Business Park site (Lot 2 - approved in January 2003 as the Western Research Center for office development). The new proposal for Lot 2 as residential development would replace two office buildings of that previously approved but not yet built development (total of 171,942 square feet of space), as well as 542 parking spaces.
