Description
Geiger, LLC, has proposed entering into a Disposition and Development Agreement with the City of Palm Springs Community Redevelopment Agency (CRA) to develop approximately 393,000 square feet of retail/commercial uses on approximately 37-acres of vacant land, located at the northeast corner of State Route 111 (more commonly known as Gene Autry Trail) and Ramon Road in the City of Palm Springs, California. The subject property is the site of a former landfill, which accepted predominantly household refuse and construction waste from the early 1930's until the mid 1960's. A Removal Action Workplan (RAW) has recently been completed for the site, which involved remediation of the buried refuse within the site and associated site restoration activities. The landfill material was removed, soil was mined from the basement and landfill material and mining material was re-deposited into a cell, recompacted, and rough graded. Consequently, the project is considered a redevelopment project which proposes construction of a mix of commercial retail uses on site, including up to ten major commercial stores ranging in size from 14,700 to 117,200 square feet, 4 retail stores between 6,000 and 12,600 square feet, and 4 restaurants from 3,200 to 9,600 square feet. The proposed project is being pursued through a Planned Development District Permit (PDD) and Tentative Tract Map (TTM) and is consistent with the "floating dot" Neighborhood Convenience Center (NCC) General Plan land use designation located at the southwest corner of the project site.
