- The proposed project is a multi-phased commercial project on 40.83 acres of a 42.37 acre site including sixteen commercial/retail buildings ranging in size from 3,500 to 115,000 square feet. At built out, the proposed project would consist of approximately 352,640 square feet of commercial, retail, and restaurant space. Approximately 21.5 percent of the project site would be devoted to landscaping. An eight-foot sound/screening wall is proposed in the southern portion of the project site between the recently approved residential project to the south, "The Villages at Stonecreek", and the proposed commercial uses. The proposed project includes a number of transportation, circulation improvements on roadways within the project vicinity. Improvements include right-turn lanes at the project driveways on Highway 152 and a right turn lane on Highway 152 at the approach to Ortigalita Road. Badger Flat Road would be modified to allow for a new intersection at the entrance to the proposed project. This intersection would line up directly opposite the driveway, there will be a stop sign on the side-street approach. A new street would also be constructed along the southern boundary of the project site from Ortigalita Road to Badger Flat Road.
