Description

The project is a proposed tentative tract map for the creation of 31 lots for the development of 22 single-family detached homes on 22 lots, a public street (on three lots with a total of 1.04 acres), and landscape areas (on 4 lots, or 2.08 acres). The 22 residential lots will be developed on the southerly 6.64 acres of the 33.1 acre project site. In addition, approximately 23.33 acres of the project site will be dedicated for open space. The project will have a density of 2.15 units per acre for the devleoped acreage, with an average lot size of 13,774 square feet) will be dedicated to the City or a non-profit conservancy for the preservation of that portion of the site for open space. Development of the lots will require the movement of approximately 110,000 cubic yards of earth; grading will be balanced on-site (that is, there will be no import or export of graded earth to or from the site).
