Description: The project proposes to divide a 14.1 acre property into two lots for single family residential development. A private driveway will provide access for both lots off of Penn Street. Approximate 5.0 acres of Southern Arroyo Willow Riparian Forest and 2.3 acres of Non-Native Grassland habitat will be preserved on-site in Biological Open Space Easements. A Fire Clearing Easement is also proposed to prevent additional impacts to sensitive habitat for fire management purposes.
