Browning Road Annexation (Annexation Application, Pre-Zone, & Vesting Tentative Tract Map 5975)
Description
The annexation area consists of 160 acres, of which 140 acres are included in the future development project. The project boundaries are generally described as Browning Road to alignment to the west, County Line Road to the north, 20th Avenue to the south, and Bowman Road alignment to the east. The proposed development of the 140-acre project area will include 133 acres designated for Low Density Residential and seven (7) acres designated for Neighborhood Commercial. Of the 140-acre project area, 60 acres are being proposed as a Vesting Tentative Tract at this time. The proposed Vesting Tentative Tract Map 5975 will consist entirely of single-family residential development. A subdivision layout for the 60-acre area is proposed for 282 single-family lots, of which 132 will be an average of 5,600 square feet in size, and 150 will be a minimum of 6,420 square feet in size. The proposed Vesting Tentative Tract Map 5975 is being submitted to the City of Delano concurrently for review and conditional approval pending approval of the proposed annexation. The remaining acreage included in the 140-acre Summerfield Master Plan area will be developed after an overall development plan has been prepared to the Delano City Council if the proposed annexation is approved.
