Title

North Valencia No. 2 Specific Plan and Northpark Annexation

Description

An amendment to the General Plan Land Use Element Land Use Map to designate approximately 596.2 acres of the North Valencia No. 2 Annexation Area to a Specific Plan (SP) Land Use Designation and an amendment to the Circulation Element to modify certain roadway sections. A Specific Plan Prezone and adoption of a Specific Plan Document to cover approximately 596.2 acres of the North Valencia No. 2 Annexation area. The request includes entitlement for up to 1,900 dwelling units and up to 210,000 square feet of commercial uses. Vesting Tentative Tract Map (VTTM) 44831 Option A and VTTM 44831 Option B- 266 acres and VTTM 52667- 83.2 acres. A Conditional Use Permit to allow grading of over 100,000 cubic yards, approval of a haul route, and approval of multi-family structures up to 38 feet tall in two residential Specific Plan subareas. Oak Tree Permit 98-020 to allow removals and encroachments upon oaks. Hillside Review 99-002 to allow grading on slopes in excess of 15%. Review and certification of Environmental Impact Report SCH# 98111021 prepared for this project.
