The project is exempt from the provisions of the California Environmental Quality Act (CEQA) per CEQA Guidelines Section 15305, Minor Alterations In Land Use Limitations, which consists of minor alterations in land use limitations in areas with an average slope of less than 20%, which do not result in any changes in land use or density, including but not limited to: (a) Minor lot line adjustments, side yard, and set back variances not resulting in the creation of any new parcel. The project includes a minor variance related to the side setback within a level project area. It does not propose any changes to land use, zoning designation, or intended density, nor does it involve the creation of a new parcel. For these reasons, the project qualifies for the cited CEQA exemption.
