Document Description
Project proposes to replace and/or improve the roof and air conditioning system Columbia House Restaurant / Bella Union Building in Columbia State Historic Park to allow for continued use of the facility for visitor services. The work will be as follows: For the Cedar Shingled Roof: •Remove and dispose of all existing cedar shake roofing materials down to the roof decking; •Replace any damaged, rotted, or compromised sections with new decking material; •Install ice and water shield underlayment along the roof edges, valleys, and other vulnerable areas for enhanced water resistance and cover the remaining roof area with an standard underlayment; •Install an additional ventilated underlayment layer to facilitate airflow and prevent moisture accumulation; •Install Class A fire-rated shingles; and •Install new metal drip edges along all eaves and rakes and flash all roof penetrations. For the Flat Roof Replacement: •Remove the existing flat roofing materials, down to the deck; •Replace any damaged or structurally deficient decking, as necessary; •If needed install appropriate underlayment and insulation to ensure waterproofing and energy efficiency, per the manufacturer’s specifications; •Install a PVC membrane roofing system with welded seams for a watertight finish; and •Install all necessary edge treatments, including drip edge flashing and curb flashing, to secure the membrane at transitions and maintain water resistance. For the Captive Air Replacement: •Remove the existing captive air make-up air unit, and preserve the existing ductwork connections; •Install a new (identical or equivalent) captive air make-up air unit to the existing system, to integrate with the existing ductwork; •Ensure all connections are secure, and the unit is properly seated to prevent water and air infiltration; •Install curb flashing around the new unit’s base to create a watertight seal at the roof; •Flash all ductwork penetrations to maintain the roof’s integrity and prevent leaks; and •Clean the site, removing all debris and construction materials.
