Document Description
The applicant proposes construction of a 1,225.25 square foot storage structure, which consists of a 1,020 square foot enclosed area and a 205.25 square foot Lean-To exterior for covered access. The height of the proposed structure is 18 feet 1 ¾ inches. It is to be used to store the applicant’s vehicles. This application would also bring several existing accessory structures on the property that exceed the allowed square footage into compliance. The total square footage of the existing and proposed accessory structures would exceed the permitted limit of 2,200 square feet by 2,625.25 square feet. The permitted limit for accessory structures is based on the 1,700 square foot single-family dwelling plus the allotted 500 square feet for a garage. The existing unpermitted structures require as-built Building Permits and Zoning Clearances.

Reasons for Exemption
Pursuant to the CEQA, the project qualifies for a categorical exemption under the California Code of Regulations, Title 14, Division 6, Chapter 3, Class 3, Section 15303 (e) (Class 3) “New Construction or Conversion of Small Structures" would be applied to the proposed project for the 1,225.25 square foot storage structure and the proposed Collector’s Permit. In the preceding section, it is noted that construction of accessory structures may be exempted if they are classified as "small."
