The site is located within city limits on a 1.68-acre parcel. The site is currently vacant with a hotel to the south of the development. There is no value for endangered, rare or threatened species. There are no anticipated significant effects relating to traffic, noise, air quality or water quality. Traffic resulting from the proposed use is consistent with the General Plan designation. The anticipated noise is considered to be consistent with the General Plan. All city services, including water, sewer, storm-water drainage, and public services are available to this site.
