Document Description
The project proposes landscape improvements and construction of accessory structures on a ± 40,862 square-foot residential-zoned parcel developed with a single-family residence located in the West Hills Planning Subarea and subject to Sunnyslope II Planned Unit Development (PUD) regulations. Landscape improvements include a mix of vegetation and hardscape components such as fruit trees, info1mal pathways, a sun deck, and an updated front yard with boardwalks, benches, wood baffles, and realigned concrete paths. One madrone tree would be removed from the front yard and replaced with 15 trees, including a native oak species. Exterior materials on all structures would include polished and raked concrete, stucco, and natural stone. The project grading plan includes retaining walls in the rear and side yards, which would vary in height, with no wall exceeding 5 feet.

Reasons for Exemption
The proposed project is categorically exempt from the provisions of the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines § 15301 (Class 1 - Existing Facilities), which allows for minor alterations of an existing private structure with negligible or no expansion of the use in that the project proposes landscaping improvements and accessory structures in the rear yard that would not result in an addition to the existing single-family home. The project is also categorically exempt pursuant to CEQA Guidelines §15303 (Class 3 - New Construction or Conversion of Small Structures), which consists of the construction and location of limited numbers of new, small facilities or structures in that the project proposes new construction of structures that are small in size and propose a negligible change to the character of the already developed parcel. Pursuant to CEQA Guidelines §15300.2, there is no exception to the exemption that would disqualify this project from using a categorical exemption.
