Reasons for Exemption
The proposed project is categorically exempt from the provisions of the CEQA Guidelines pursuant to Title 14 of the California Code of Regulations, Section 15315 (Minor Land Divisions), as a division of property in urbanized areas zoned for residential use into four or fewer parcels and is in conformance with the General Plan and zoning for the area. No variances or exceptions are required, all services and access to the proposed parcels to local standards are available, the parcel was not involved in a division of a larger parcel within the previous 2 years, and the parcel does not have an average slope greater than 20 percent. No exceptions listed under Section 15300.2 apply. There is no reasonable possibility that the project would have a significant effect on the environment.
