Document Description
The project involves the construction, use, and maintenance of a new five-story residential building, 66 feet, 5 inches in height, containing a total of 86 dwelling units with seven (7) units reserved for Extremely Low Income Households. The proposed development will contain approximately 61,721 square feet of floor area, equating to a total floor area ratio (FAR) of approximately 2.75:1. The project will provide a total of 7,100 square feet of open space comprised of private balconies, a courtyard, a recreation room, and roof deck. The project will provide a total of 50 vehicle parking stalls, and a total of 72 bicycle parking stalls including, 66 long-term, and six (6) short-term parking stalls.

(a) The project is consistent with the applicable general plan designation and all applicable general plan policies as well as with the applicable zoning designation and regulations. (b) The proposed development occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses. (c) The project site has no value as habitat for endangered, rare or threatened species. (d) Approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality. (e) The site can be adequately served by all required utilities and public services.
