Document Description
A request to allow a second-story Accessory Dwelling Unit (ADU) addition totaling 1,036 square feet to an existing 2,046-square-foot, single-story, single-family dwelling (SFD) within the Residential Single Family 7 Zoning District. Since the proposed ADU is constructed on a lot nonconforming to parking, is located on the second story, and contains a deck, a Site Development Permit is required for ADU development beyond the minimum standards, pursuant to Dana Point Zoning Code (DPZC) Section 9.07.210(h). Pursuant to DPZC Section 9.63.030(a), a Site Development Permit is also needed for a proposed 228 square-foot, second-story addition to the existing SFD, which exceeds the existing gross floor area limit (10 percent) for expansions to the SFD that is legal nonconforming to parking and to the required front yard setback.
