Reasons for Exemption
The project qualifies for a General Rule Exemption pursuant to Section 15061(b)(3) due to the nature of the subdivision proposed (89.9 acres into 42.8 and 47.1 acres) for estate planning purposes. The surrounding properties are comparable in size to the proposed parcels and in character (vineyards and wineries). There is no proposed development associated with this subdivision. The property will remain in compliance with the Williamson Act Contract and no change in use is proposed or anticipated. The proposed parcels are substantially built-out with residences and vineyards. Proposed Parcel 1 has two existing residences and proposed Parcel 2 has an existing winery. For these reasons this project is exempt, as no adverse environmental impacts are expected.
