Document Description
A request for a COASTAL DEVELOPMENT PERMIT and a SITE DEVELOPMENT PERMIT for the demolition of an existing 2,877-square-foot one-story single-family dwelling unit and the construction of a two-story, 7,804-square-foot single-family dwelling unit with an attached 3-car garage, pool, spa and a detached 488-square-foot accessory dwelling unit (ADU). The project would also include frontage improvements consisting of reconstruction and widening of a shared existing driveway and development of a minimum parkway of 12 feet with non-contiguous sidewalk. The 0.55-acre project site is located at 2352 Calle Del Oro in the Single Family (SF) zone of the La Jolla Shores Planned District. Additionally, the project site is within the Coastal Overlay Zone, Coastal Height Limitation Overlay Zone (CHLOZ), and Parking Impact Overlay Zone (Coastal). Council District 1. Reasons for Exemption
The City of San Diego determined that the project would qualify to be categorically exempt from CEQA pursuant to Section 15332, In-Fill Development Projects; and where the exceptions listed In Section 15300.2 would not apply. The project is consistent with the applicable general plan designation and all applicable general plan policies as well as applicable zoning designations and regulations. The project is within city limits on a site of no more than five acres and substantially surrounded by urban uses. The project site has no value as habitat for endangered, rare, or threatened species. Approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality and the site can be adequately served by all required utilities and public services. The site is not Included on any list compiled pursuant to Government Code Section 65962.5 for hazardous waste sites.
