A hearing to consider a request by Paul and Jeremiah Kenny for a Parcel Map and concurrent Conditional Use Permit (N-SUB2022-00054 / CO 22-0062) to subdivide an existing undeveloped 7,359 gross-square-foot parcel into a Cluster Division and Planned Development pursuant to County Code Section 22.22.140 and Section 22.22.145 that consists of one 3,061 gross-square-foot parcel (Parcel 1) and one 4,298 gross-square-foot parcel (Parcel 2) and construct one single-family residence on each of the resulting parcels for the purpose of resale or development. Both proposed parcels would consist of one 1,452 square-foot two-story (25-foot max) single-family residence, 400 square-foot attached garage, a 205 square-foot private outdoor space, and a reduced 5 foot front yard setback per Section 22.22.145.B.1.d.(2). The project is within the Residential Multi-Family land use category and is located at the dead-end of 20th Street nearest the intersection of Warner Street within the community of Oceano. The site is outside of the Coastal Zone, but within the South County Planning Area, San Luis Bay Sub-area.
