Reasons for Exemption
“Class 15 consists of the division of property in urbanized areas zoned for residential, commercial, or industrial use into four or fewer parcels when the division is in conformance with the General Plan and zoning, no variances or exceptions are required, all services and access to the proposed parcels to local standards are available, the parcel was not involved in a division of a larger parcel within the previous 2 years, and the parcel does not have an average slope greater than 20 percent.” The project is consistent with the applicable General Plan and Zoning policies and regulations as described above. The tentative parcel map is for a subdivision of one residential parcel to three parcels for a previously developed site. The land division is in conformance with the General Plan and zoning, and service as access to the proposed parcel already exist. The parcel has not been involved in a division of a larger parcel within the previous two years and does not have an average slope greater than 20 percent. The tentative parcel map meets all the conditions described in Section 15315, and is therefore exempt from further environmental review pursuant to CEQA Section 15300, et seq.
