Reasons for Exemption
The Class 1 Categorical Exemption allows for the demolition of a single-family residence up to three single-family residences in an urbanized area. The proposed project would not exceed the maximum number of dwelling units allowed for demolition. The exemption also allows for the demolition and removal of individual small structures listed in this subdivision: (4) Accessory (appurtenant) structures including garages, carports, patios, swimming pools, and fences. As previously discussed, the project consists of the demolition of an existing single-family dwelling and existing garage. The Class 3 categorical exemption allows for construction and location of limited numbers of new, small facilities or structures; installation of small new equipment and facilities in small structures; and the conversion of existing small structures from one use to another where only minor modifications are made in the exterior of the structure; this includes one single-family residence, or a second dwelling unit in a residential zone. As previously discussed, the project consists of the construction of a new single-family dwelling with a basement, an attached two-car garage, planters, and swimming pool
