Document Description
The project proposes the subdivision of one lot into 35 single-family lots and associated common area, storm drain, and open space lots, plus the development of 35 detached single-family residences (31 market-rate units and 4 affordable housing units), as well as the construction of recreational amenities (swimming pools, pool house, and walking trails), private roads, and associated utility, drainage, and stormwater improvements. The project requests waivers as permitted under the States Density Bonus Law. Waiver requests allow projects to waive certain development standards that would physically preclude the construction of the project at the proposed density. The site is approximately 22.33-acres in area and located west of the intersection of Manchester Avenue and Trabert Ranch Drive (see attached Figure 1 Project Location Map). The project site is currently undeveloped. Development would occur on approximately 7.51 acres of the project site.
