The project proposes to demolish the existing, two-story office/research and development (R&D) buildings on-site totaling 163,638 square feet, all associated surface parking, and most of the existing landscaping on-site to construct: 1) Three, seven- and eight-story residential buildings which would provide a total of 836 residential units and amenities, and parking, 2) a six-story, approximately 275,200 square foot office building, 3) an 8.5-level, aboveground parking garage structure, 4) 2,344 square feet of commercial/retail space, and 5) a 0.52-acre (or 22,600 square feet) privately-owned publicly accessible (POPA) park.

Reasons for Exemption
The project is consistent with the development density established for the parcel by the adopted East Whisman Precise Plan, and is consistent with the development assumptions and density-related standards evaluated in the certified East Whisman Precise Plan Final Environmental Impact Report (EIR) (SCH# 2017082051). The environmental impacts of the project were evaluated pursuant to CEQA Guidelines § 15183. The analysis in the Compliance Checklist concluded that the project would not to result in any new or substantially more severe significant impacts than disclosed in the East Whisman Precise Plan Final EIR and, therefore, no further analysis is required.
