Reasons for Exemption
This project is exempt under categorical exemption Class 32, infill developments, given that this land is already zoned light industrial and consistent with the applicable general plan designation. The proposed development occurs within city limits and is under 5 acres and is surrounded by urban uses. The site does not serve as habitat to endangered, rare, or threatened species. The site can be properly served by all required utilities and public services. The approval of this project will not lead to a significant increase in noise or traffic given that the site is next to an arterial street. Additionally, per LMC 8.20.060, noise level shall not exceed the allowable decibel limit. The project will not result in significant changes to air quality or water quality that were not already accounted for for this specific land use as assigned by the general plan and zoning designation.
