The boundary line adjustment would change the parcel lines, but not the zoning; therefore, Parcel 1 would be comprised of the 1.457-acre portion zoned SPA (RD-30) and a 0.288-acre portion zoned SPA (GC), thusly creating a split-zoned property.

The project consists of a minor lot line adjustment between two parcels and has an average slope of less than 20%. The proposed project would not result in changes to the allowed density within the SPA. The land area increase to Parcel 1 is to accommodate a childcare facility, a permitted use in the SPA. Therefore, the project is exempt from the provisions of CEQA.
