Document Description
The proposed project involves constructing a 6,000-square-foot, single-story metal shop building (29 feet, 9 inches tall) with outdoor storage to support the existing Premium Packing office. The shop will feature three vehicle repair bays and support future agricultural operations, including equipment maintenance, service, and storage. Reasons for Exemption
In conclusion, as shown herein, the proposed project meets all the criteria under the Class 32, In-Fill Development, Categorical Exemption, and none of the exceptions to the categorical exemptions under CEQA apply. Implementing the project would not cause a significant adverse effect on the environment because the proposed project would construct a new warehouse on a heavily disturbed site that is not a viable habitat for wildlife, is less than five (5) acres in size, is consistent with the City of Indio’s General Plan and Zoning Code and can be adequately served by utilities and public services. Therefore, the proposed project would qualify for an exemption from CEQA pursuant to CEQA Guidelines Section 15332 – In-fill Development. Further, there is no substantial evidence indicating that any of the exceptions set forth in CEQA Guidelines Section 15300.2 – Exceptions apply to the project. Therefore, the proposed project is categorically exempt from CEQA.
