Document Description
The project is located on a 6.68-acre parcel zoned Medium High Density Residential (MHDR) with the Assessor Parcel Number of 078-050-030 as an expansion of the existing 4.79 acre, 46-unit Iron Oaks Mobile Home Park located north on APNs 078-050-027, -028. The proposal adds 24 mobile home units, five (5) recreational vehicle (RV) storage spaces and 5 separate automobile parking spaces. The use is allowed in the MHDR zone with an approved conditional use permit. The applicant proposes a new onsite wastewater system for sewage disposal, and potable water provided by the South Feather Water & Power Agency. The site accesses the western side of Lincoln Boulevard, a County-maintained Road, and is within the Oroville Sphere of Influence. Internal circulation will be provided by a 25’ wide paved roadway connected to the parcel to the north at two locations.
