Reasons for Exemption
The proposed development is exempt from the California Environmental Quality Act
("CEQA") pursuant to CEQA's Class 5, Minor Alterations in Land Use Limitations (CEQA guidelines §15305). Class 5 exemption applies to minor alterations in land use limitations in areas with an average slope of less than 20%, which do not result in any changes in land use or density. This includes minor lot line adjustments, which do not result in the creation of a new parcel.
The proposed Lot Line Adjustment No. LLA-032-2024 will eliminate an existing lot-line for the purpose of consolidating two (2) parcels, which are under the same address, into one (1) parcel to facilitate the construction of an ADU development. The approval of this request will not result in the creation of a new parcel. Thus, it is exempt from CEQA.
