The project complies with this exemption because it is proposing a partial demolition of 126 square feet from the side of an existing structure, expansion of an existing egress door, replacement of a fence, and interior renovations to accommodate a conversion from an existing retail use to a school use. The project would not construct dwellings units or add new floor area, and as a result remains consistent with the criteria listed under this exemption. In addition, none of the exceptions to eligibility for a categorical exemption as listed under CEQA Guidelines Section 15300.2, apply to the project. The project is currently characterized as developed by the California Natural Diversity Database;1 therefore, it is not located in an environmentally sensitive area.
