Approval of a Variance to allow an approximately 729 square foot metal carport/storage shed to be located 20 feet from the edge of easement of Meadow Gate Road where a 50-foot setback is normally required and to be 8 feet from the west side property line where a setback of 30 feet is normally required. In addition, the applicant is requesting to modify the parcel map (Book 31 of Parcel Maps, Page 7) to reduce the 50-foot setback from the centerline of a Meandering Drainage Easement (M.D.E.) to 28 feet from centerline.

This project is categorically exempt from environmental review in accordance with Sections 15303 and 15305 of the California Environmental Quality Act Guidelines and Section 18.36.050 (Class 3 – New construction or conversion of small structures) and 18.36.070 (Class 5 – Minor alterations in land use limitations) of the Placer County Environmental Review Ordinance. The proposed Project meets the component of Section 18.36.050.E (accessory structures) and Section 18.36.070(1) (setback variance) of the Placer County Environmental Review Ordinance because the proposed construction of a metal carport/storage shed is an exempt project under Class 3 and adjusting a setback is an exempt action under Class 5 that would not result in the creation of any new parcel.
