Reasons for Exemption
The proposed project is for a color scheme and material change to the elevations for a previously approved 22-unit multi-family development. The project is consistent with the Walkable Mixed-Use Corridors & Downtown (WMXU-1) general plan designation and all the applicable general plan policies as well as with the applicable zoning designation and regulations. The project site is currently one lot surrounded by development within the City’s designated infill boundary. The project site is on five (5) gross acres or less (1.1 acres), and streets, schools, water, and fire protection have already been developed and are provided in the general area. Additionally, the project site has no value as a habitat for endangered, rare, or threatened species and the approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality. Therefore, it has been determined that the project qualifies for a categorical exemption.
