Document Description
The Proposed Project consists of the Vesting Tentative Subdivision Map to allow for the subdivision of approximately 46.44 acres into thirty-four (34) industrial lots, and a parcel set aside for a future storm drain basin. Physical development of the individual lots is not proposed at this time, but it can be assumed that future development within the Project site will conform to the City's Zoning Ordinance, including Section 17.02.032 (Uses allowed in each district) and Section 17.02.061 (I-Industrial Zone). Ultimately the Proposed Project will consist of uses consistent with the City's Zoning Ordinance, and specifically, permitted uses within the I-Industrial Zone District. New parcels created as part of the Proposed Project are approximately one (1) acre in size. Primary access to the Project site will be provided via access to Tully Road and Roeding Road. The Project Proponent will be required to install frontage improvements to Tully Road, including curb, gutter, and sidewalk, and Roeding Road, including curb, gutter, sidewalk, roadway improvements allowing for two (2) travel lanes. Roeding Road improvements will be installed along the Proposed Project's frontage extending east to Street D. The Proposed Project will be served by domestic utilities by the City of Hughson. Connections to existing water, sewer, and storm drain lines located in Tully Road will be installed, along with extension of said lines within Streets A, B, C, and D. Stormwater will be routed through the Proposed Project into the storm drain basin, which will be developed with a French drain system. Lot 9 of the Proposed Project also consists of an existing communications tower. Access to this tower for maintenance, etc. will be provided via an existing easement which is located on the eastern perimeter of the Proposed Project.
