Adoption of an Initial Study and Mitigated Negative Declaration (IS/MND), State Clearinghouse No. 2024091130, approval of a request to reduce the fifty (50) foot wetland buffer to allow for the construction of low impact development bioswales and less than 630 square feet of impervious surfaces within the 50 foot wetland buffer, and Design Review approval for the construction of a townhome style multifamily development. The project consists of 24 market-rate units distributed across six buildings. Each building will contain four dwelling units. All units will feature a dedicated, attached one-car garage. The buildings will be a mix of 1-story and 2-story structures. The project includes development of appurtenant on-site improvements (e.g., off-street parking, internal streets and walkways, recreation and landscape areas, etc.). The applicant is requesting that they have two (2) years to vest the entitlement instead of the standard one (1) year. The project site is approximately 3.93 acres in size and is located at 1569 Newburg Road in the city of Fortuna, Assessor Parcel Number is 201-071-001. The site’s zoning is Multifamily Residential (R-M), and it is designated Residential High (RH) by the Fortuna General Plan.
