Reasons for Exemption
Section 15303 of the State CEQA Guidelines, titled “New Construction or Conversion of Small Structures,” reads as follows: “Class 3 consists of construction and location of limited numbers of new, small facilities or structures; installation of small new equipment and facilities in small structures; and the conversion of existing small structures from one use to another where only minor modifications are made in the exterior of the structure. Examples of this exemption include, but are not limited to: e) Accessory (appurtenant) structures including garages, carports, patios, swimming pools, and fences.” The project involves the construction of a new 1,972.76 sq. ft detached garage on a 13.9-acre residential lot. Therefore, the project is exempt from CEQA pursuant to Section 15303 of the State CEQA Guidelines.
