Document Description
The demolition and removal of a one-story duplex with a detached garage, and the construction, use, and maintenance of a new five-story residential building, 61 feet 2 inches in height, containing a total of 17 dwelling units with two (2) units reserved for Extremely Very Low Income Households. The proposed development will contain approximately 12,181 square feet of floor area, equating to a total floor area ratio (FAR) of approximately 2.88:1. The project will have one ground-level that will contain a total of six (6) vehicle parking stalls. The project will provide a total of 19 bicycle parking stalls including, 17 long-term, and two (2) short-term parking stalls. The project involves the grading and export of approximately less than 500 cubic yards of soil from the site.

(c) The project site has no value as habitat for endangered, rare or threatened species. (d) Approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality. (e) The site can be adequately served by all required utilities and public services.
